										<content:encoded><![CDATA[<h3><strong>New Delhi. Before renting out a house, every landlord always has a fear that the tenant might take over the house. To avoid this, every landlord gets a rent agreement made.</strong></h3>
<p>Often people feel that after getting the lease agreement made, no one will be able to take over their property, but still the possibility of dispute remains. But, we are going to tell you about a document which after getting it prepared will make your ownership rights on the house more secure. If you want to be free from the fear of tenant taking over the house, then definitely get a &#8216;Lease and License&#8217; made. Because, this document protects the interests of the landlord. Actually, there are such provisions in this legal document due to which the tenant does not get a chance to take over the property even if he wants to.</p>
<h3><strong>How is &#8216;Lease and License&#8217; made?</strong></h3>
<p>Getting a &#8216;Lease and License&#8217; made is not a difficult task. This paper is also made easily like a rent agreement or lease deed. Property expert Pradeep Mishra explained the entire process of getting it made. Pradeep Mishra said that a lease and license is also like a rent agreement, only some provisions are changed in it. Rent agreement is mostly made for residential properties and its duration is only 11 months. At the same time, a lease agreement can also be made for a period of more than 12 months.</p>
<h3><strong>This special thing would have been written about possession</strong></h3>
<p>The special thing is that this paper is useful for both residential and commercial properties. The duration of lease and license can be from 10 days to 10 years. You can get this document prepared only on stamp paper through a notary. But, if you want to get a lease agreement for more than 10 or 12 years, then it will also have to be registered in the court.</p>
<p>Whether it is a lease agreement or a lease and license, both these documents are meant to protect the interests of the landlord. Because, it is clearly written in these documents that a particular property is being leased to a particular person for a period of so many years or days and the tenant will not claim any rights on the property under any circumstances nor will he demand any rights.</p>

The Stamp and Registration Department is preparing to make this process online.</strong></h3>
<p>Soon a portal will be created to make the process of rent agreement easier. There will be a proforma of rent agreement on this portal. In such a situation, its registration process will become very easy for landlords and tenants.</p>
<h3><strong>Know what to do</strong></h3>
<p>After the portal is ready, the landlord and the tenant will be able to register the rent agreement themselves. For this, the proforma available on the concerned portal will have to be filled. In this proforma, the landlord and the tenant will have to fill all their information themselves. Also, the necessary certificates will have to be uploaded. After this process, the rent agreement will be registered online. The process of depositing the fee will also be online.</p>

<h3><strong>Trial will be done in 4 cities</strong></h3>
<p>As a pilot project, the trial of this system will first be done in Lucknow, Prayagraj, Varanasi and Meerut. If this trial is successful, then this system will be implemented in the entire state. It is being told that if everything goes well, the Stamp and Registration Department can start the online process of rent agreement from next month.</p>
<h3><strong>Planning to reduce fees</strong></h3>
<p>The government is preparing to simplify the process of rent agreement and also make it cheaper. Till now, a fee of 2 percent is charged on rent agreement. This fee can be reduced to 1 to 1.5 percent of the rent. Let us tell you that in the current system, any landlord or tenant has to go to the court and get the agreement made on a stamp paper of Rs 100 and after this there is a separate registration process. In this process, more money is spent and time is also wasted. With the online process, people will get relief from all the hassles.</p>
