<p>You must have heard of many such cases where one person sold the same land to multiple people. Or the property you have bought already has a lot of debt. After the property is registered in your name, you will also have to pay that debt. This means that registration alone is not enough. Along with this, you will also have to get another important document.</p>
<h3><strong>Do check for Property Mutation</strong></h3>
<p>Many people consider name transfer and sale deed to be the same. But both are different. People think that once the registration is done, the property will be transferred in their name and they do not pay attention to the transfer. Even if you have got the registration done, no property will be considered yours until you transfer it. You should check in advance that in whose name the property you have bought or are going to buy is. Also, no one has taken any loan in the name of that property.</p>
<h3><strong>How to Transfer</strong></h3>
<p>There are mainly three types of real estate. In which agricultural land, industrial land and residential land are classified. The name transfer of all three lands is different. The transfer of cultivable land is done by the Patwari of your area. The transfer of industrial land will be done from the Industrial Development Center present in your district. The name transfer of residential land will be done by the Municipality, Municipal Corporation, or Gram Panchayat of your area. Whenever you buy a property, you should go to the concerned office with all the documents related to the purchase and get the property transferred. So that later no one claims his right on your land.</p>
<h3><strong>Documents required for mutation</strong></h3>
<p>The following documents are required for the mutation process:</p>
<p>Copy of the property registry (Registry copy)<br />
Property tax receipt<br />
Your identity card (ID card)<br />

										<content:encoded><![CDATA[<h3><strong>New Delhi. The Supreme Court has given an important decision regarding the state&#8217;s power to acquire and use private properties and its use for public good.</strong></h3>
<p>The Constitution Bench headed by the CJI gave a majority decision saying that the state government cannot acquire all private properties, it can only acquire some properties. With this decision, the 9-judge bench has overturned the historic decision of the Supreme Court of 1978. The Supreme Court has given this judgment in a case related to the scope of Article 39 (B) of the Constitution. This article deals with the state&#8217;s power over private properties and the acquisition and redistribution of property for &#8216;public good&#8217;.</p>
<h3><strong>what did the supreme court say</strong></h3>
<p>The CJI said- We believe that to the extent Article 31(C) has been retained in Kesavananda Bharati, it will continue to apply and this is unanimous. The CJI said that the purpose of Section 4 of the 42nd Amendment was to repeal and replace Article 39(B) at the same time. We conclude that the unamended Article 31C will continue to apply. We clarify that not only the means of production, but also the materials fall within the scope of Article 39(B).</p>
<p>The CJI said, “We are of the view that every resource owned by an individual cannot be treated as a material resource of the community merely because it fulfils the qualification of material necessity.</p>
<p>A bench headed by CJI DY Chandrachud said that the 1978 judgment of Justice Krishna Iyer, which held that all properties of private individuals can be termed as community property, is untenable in the advanced socialist economic ideology.</p>
