										<content:encoded><![CDATA[<h4><strong>New Delhi: Property prices are skyrocketing in cities like Lucknow, Noida and Ghaziabad. Meanwhile, the UP government has announced a huge discount in stamp duty for those buying property in the name of women.</strong></h4>
<p>The new rule of the UP government has also come into effect from July 29. This means that now if you buy property in the name of your mother or wife, you will directly save Rs 1 lakh. Not only this, the UP government has also increased the price of the property coming under this discount by 10 times.</p>
<p>Earlier in UP, women were given a 1 percent discount on stamp duty only on purchasing property up to Rs 10 lakh. In this sense, earlier the discount figure was limited to only Rs 10 thousand. However, the government led by Chief Minister Yogi Adityanath has decided in the cabinet that now a direct discount of 1 percent on stamp duty will be given on purchasing property up to Rs 1 crore in the name of women. That is, now the discount amount has become Rs 1 lakh.</p>
<p>In cities like Noida and Ghaziabad, currently 6 to 7 percent of the total cost is spent as stamp duty. In addition, 1 percent has to be paid as processing fee for registration. However, after the revised limit from July 29, women will be given a 1 percent discount on this. In Noida, 30 percent of the total registrations done every month are done in the name of women only. Out of the 1.8 lakh property registrations done in Noida city in the financial year 2024-25, 73 thousand have been done in the name of women. Earlier in the financial year 2023-24, a total of 1.5 lakh registrations were done, out of which 60 thousand were in the name of women.</p>
<h4><strong>Which part will benefit the most?</strong></h4>
<p>Real estate experts say that the UP government&#8217;s exemption will benefit first-time home buyers the most. This will benefit middle-class buyers, who will buy property in the name of their wife or mother. The decision is also aimed at making women empowerment effective. This decision will also help in increasing the role of women in property purchase. Not only this, this move will also increase the trend of buying joint property, in which women will get joint ownership rights.</p>
<h4><strong>How much discount is there on BHK flats?</strong></h4>
<p>Now the price of 3 BHK flats in Noida has crossed the mark of Rs 1 crore. Talking about Greater Noida, there are about 30 thousand flats here which are priced between Rs 60 to 70 lakhs and are still waiting for registration. Therefore, women will get a discount of Rs 60 to 70 thousand in the registration of such flats. However, now the price of most of the flats has reached more than Rs 1 crore.</p>
<h4><strong>What is the demand of buyers?</strong></h4>
<p>Home buyers say that when the price of most flats has gone beyond Rs 1 crore, this limit is no longer enough. The UP government should increase it to Rs 2 crore. In Delhi, women have to pay only 4 percent as stamp duty, while for men it is 6 percent. However, in Ghaziabad, the stamp department is currently conducting a survey after revising the circle rate.</p>

In the earlier notification, the amount has been made one crore rupees instead of 10 lakhs.</p>
<p>Based on a major decision taken in the interest of women, the Yogi Adityanath government has decided to give them the benefit of one percent discount on registration of properties up to one crore rupees from Wednesday. Principal Secretary Stamp and Registration Amit Gupta has issued a notification in this regard on Tuesday. From today, women will start getting this discount in all the registry offices of UP.</p>
<p>Stamp Registration Minister Ravindra Jaiswal said that after the notification was issued, instructions have been sent to the departmental officials in this regard to start the process of giving the benefit of one percent discount on the registration of properties up to one crore rupees. For this, in the earlier notification, the discount has been changed from 10 lakhs to one crore rupees. Earlier this discount was being given on properties up to 10 lakhs. Now it will be available on registration of properties up to one crore rupees.</p>
<p>Let us tell you that in the cabinet meeting held last Tuesday (22 July) under the chairmanship of CM Yogi Adityanath, it was decided that one percent stamp duty exemption will be given on purchase of property up to one crore rupees in the name of women. Earlier, one percent stamp duty exemption was available only on registration up to Rs 10 lakh. The Yogi government has taken this decision to make women self-reliant and empowered. It is believed that this decision of the government will increase the number of people buying property in the name of women in Uttar Pradesh. This will empower women. They will have property in their name. They will be able to use the property as per their wish. Overall, this decision of the government will make it easier for women to become property owners.</p>

<p>This tax is collected by the state government. Stamp duty is collected on the market value of the property or the transaction value (whichever is higher). Now the question is whether the burden of stamp duty can be reduced legally. The answer is absolutely! We are telling you many ways through which you can reduce the stamp duty expenses in the registration of property. Let us know those ways.</p>
<h3><strong>Give joint ownership to wife</strong></h3>
<p>If you want to save stamp duty on property purchase, make your wife a joint owner. Apart from your wife, you can also save tax by making your mother or any other woman a joint owner. Many Indian states charge less stamp duty for women buyers. For example, in Delhi, women pay only four percent stamp duty compared to six percent for men. Similar concessions exist in states like Maharashtra and Haryana.</p>
<h3><strong>Price the property correctly</strong></h3>
<p>Sometimes the price of the property is less than the market value, but the deal is done for a higher amount. Get the correct valuation done by comparing the government guideline value and the market value. By doing this you will be able to save on stamp duty. However, for this you will have to provide proof. The buyer will have to submit proof that the market value of the property is less than the circle rate. After this, if the collector finds the market value to be less than the circle rate, then the stamp duty will be reduced.</p>
<h3><strong>Claim tax exemption</strong></h3>
<p>In India, under Section 80C of the Income Tax Act, individuals and Hindu Undivided Families (HUFs) can claim a deduction of up to Rs 1.5 lakh for expenses related to the purchase of a residential property, including stamp duty and registration charges. This deduction is applicable only in the financial year when the actual payment is made. It is important to note that this benefit is available only for new residential properties and not for old or commercial properties.</p>
<h3><strong>Buy Affordable Property</strong></h3>
<p>Buying an affordable property can help you save a lot on stamp duty. Many state governments offer rebates on affordable homes. For example, Delhi offers full stamp duty waiver to first-time homebuyers buying flats valued up to Rs 45 lakh under affordable housing schemes. Similarly, Maharashtra offers full exemption on stamp duty for homes priced above Rs 35 lakh in the Mumbai Metropolitan Region and above Rs 30 lakh in other state locations.</p>

										<content:encoded><![CDATA[<p><strong>Property New Rule</strong>: According to the new rules of BMRDA, the applicant will get 30 days to correct the error in the mutation of land. If the error is not corrected within the time limit, the application will be cancelled and the entire process will have to be started again. The government aims to settle the pending cases soon.</p>
<p>There is important news for land owners in Bihar. If you have applied for correction after the registration or mutation of the land, then keep in mind. You will get only 30 days to make corrections. After this your application will be automatically cancelled. This new rule has been implemented by the Land Reforms and Revenue Department. The department believes that this will reduce the pending cases of mutation.</p>
<p><strong>What is the whole matter</strong></p>
<p>If you have got the registration or mutation of the land done and there is something wrong in it, then you can apply for correction. This application is given on the Parimarjan Plus portal. If there is any deficiency in your application, then the Zonal Officer (CO) will send it back to you. You will have to correct that deficiency within 30 days and submit the application again. If you do not make the correction on time, your application will be cancelled. Then you will have to start the whole process again.</p>
<p><strong>There was no such rule earlier</strong></p>
<p>Actually, there was no such rule earlier. People could make corrections anytime as per their convenience. Because of this, many cases of mutation were pending. Officials say that people did not take it seriously. Therefore, a new rule has been brought. This will speed up the work and reduce the number of pending cases.</p>
<p><strong>What are the officials saying</strong></p>
<p>GIDHOUR CO Aarti Bhushan said that there were mistakes in the mutation applications. Even after sending it back to the applicant, they did not make corrections on time. Due to this, the number of pending cases was increasing. Therefore, the department has made this new rule. He further said that generally 30 days are given in mutation cases. But if there is any objection in any case, then 75 days are given.</p>
<p><strong>What are people saying</strong></p>
<p>On the other hand, local people say that no matter how much the government and the revenue department try, it is difficult for the common man to get any work related to land done without giving bribe. Unless brokers are consulted, work is not done. This clearly means that all that happens is that you give money and get the work done.</p>

										<content:encoded><![CDATA[<h3><strong>New rules for property registry have been implemented in Madhya Pradesh from today, making the process of property registration completely digital. With the new software, Sampada 2.0, launched by the Chief Minister, there will no longer be a need to bring witnesses for property registration.</strong></h3>
<p>Along with this, the buyer and seller will now be identified through e-KYC, so that the registration process can be completed from home. Earlier it was successfully run as a pilot project in Guna, Harda and Dindori districts, and now it has been implemented in the entire state.</p>
<h3><strong>Sampada 2.0: Expansion of digital registry process</strong></h3>
<p>The state government of Madhya Pradesh has launched Sampada 2.0 software to make property registration simple and transparent. Through this software, tasks like biometric identification, digital document formatting and mapping of property for registry will be completed automatically. Under this, the need to appear in the sub-registrar office has been eliminated. The identity of both the buyer and the seller will be verified online through e-KYC.</p>

<p>The biggest feature of this new software is that biometric identification has been included in the e-KYC process. Due to this, the need for witnesses during registration has been eliminated, and all documents are being formatted digitally in a secure and authentic manner. This will also eliminate the possibility of fraud. Earlier, problems like server down or delay in paperwork of documents were faced, now with the arrival of this software, all these processes will become easier.</p>
<h3><strong>The public will get direct benefit</strong></h3>
<p>The people of Madhya Pradesh will get direct benefit from the new digital registry system. The time taken in registry work will be reduced and people will not have to visit offices again and again. Along with this, these new rules implemented in all 55 districts will bring transparency and simplicity in the process.</p>
<p>This step of the state government is an important initiative towards Digital India, which will save the time and labour of the people and also control the fraud in property registration.</p>

										<content:encoded><![CDATA[<h3><strong>New rules for property registry have been implemented in Madhya Pradesh from today, making the process of property registration completely digital. With the new software, Sampada 2.0, launched by the Chief Minister, there will no longer be a need to bring witnesses for property registration.</strong></h3>
<p>Along with this, the buyer and seller will now be identified through e-KYC, so that the registration process can be completed from home. Earlier it was successfully run as a pilot project in Guna, Harda and Dindori districts, and now it has been implemented in the entire state.</p>
<h3><strong>Sampada 2.0: Expansion of digital registry process</strong></h3>
<p>The state government of Madhya Pradesh has launched Sampada 2.0 software to make property registration simple and transparent. Through this software, tasks like biometric identification, digital document formatting and mapping of property for registry will be completed automatically. Under this, the need to appear in the sub-registrar office has been eliminated. The identity of both the buyer and the seller will be verified online through e-KYC.</p>

<p>Whenever you buy something, you have to register all its information in the revenue records. Through property mutation, the problem of property tax liability is also eliminated to some extent. Its name is different in every state. For example, in Uttar Pradesh and Bihar it is called Dakhil-Kharij.</p>
