<h3><strong>What is the whole matter</strong></h3>
<p>The Supreme Court&#8217;s observation came in a case involving Bhavana Cooperative Housing Society, which claimed to have purchased 53 acres of land in 1982. A portion of this land was later sold to several buyers including Mahnoor Fatima Imran. All had registered deeds, but the court questioned whether Bhavana Society actually owned the land.</p>

<h3><strong>Why is the registry not enough?</strong></h3>

<p>A registered sale deed simply means that the sale and purchase of the property has been officially recorded. But if the person from whom you bought the property did not already have clear and valid ownership, then despite the registry, you will not be considered the legal owner. That is, getting the transaction registered is a process, but other documents are also required to prove ownership.</p>

The registry helps the government in tax collection and prevents fake claims by creating duplicate records.</p>

<p>This document is known as the Seaman Book. The Seaman Book can be used at the airport as well as the seaport to go abroad. The Seaman Book is especially issued to employees working in the Merchant Navy and Cruise Line.</p>
<p>Apart from this, Seaman Book is also issued to fishermen working in fishing vessels. Just like you use a passport for foreign travel, employees working in Merchant Navy and Cruise Line use Seaman Book.</p>
<h3><strong>What does a Seaman&#8217;s Book contain?</strong></h3>
<p>Seaman Book is also called Continuous Discharge Certificate (CDC). It is an official identity document. It is issued especially to professionals. Like a passport, Seaman Book also contains complete details of the employees of the shipping company including their name, date of birth, nationality etc. Apart from this, the educational qualification of the employees is also mentioned in the Seaman Book. Along with this, the post of the employee, name of the ship on deployment, duration of the journey are also mentioned in the Seaman Book. Seaman Book is such a document which is called the identity card of the employees working on the ship.</p>
<h3><strong>How to use the Seaman Book at the airport</strong></h3>
<p>According to information received from senior officials associated with airport security, all passengers traveling by air for tourism, business, medical and other purposes need a valid passport and visa at the airport. On the other hand, a person deployed in merchant navy, cruise line or vessel reaches the airport with a seaman book to join his duty. This seaman book is recognized like a passport. However, during the Bureau of Immigration check at the airport, the passenger has to show the Continuous Discharge Certificate cum Seafarer Identity Document (CDC) along with the seaman book.</p>
<h3><strong>Do seaman book holders need visa</strong></h3>
<p>Actually, employees working in merchant navy, vessel or cruise pass through many countries during their journey. In such a case, the seaman book can be used as a transit visa. Whereas when employees join duty at their port, the seaman book and CDC are used as visa. If this journey is private and not an official journey, then passport and visa are required.</p>

										<content:encoded><![CDATA[<h3><strong>This is important news for the people of Punjab. In fact, now it has become easier for people in Zirakpur to get property registered, because for registration, one had to depend on the Fard Kendra to get government documents.</strong></h3>
<p>Now any person will be able to get those government documents online while sitting at home. This is the statement of Chhatarpal Singh, Joint Sub-Registrar of Zirakpur Sub-Tehsil.</p>
<p>They say that to get property registered, people need to go to the Fard Kendra of the Revenue Department to obtain the necessary documents to get information about the real owner of the land, after which the property registration process is considered complete. Also, if these documents are not received for any reason, the property registration is cancelled by the officials. It is worth mentioning that on March 4, Punjab CM Bhagwant Singh Mann himself came to Zirakpur sub-tehsil, where people had raised a demand for relief from long queues to get documents from the Fard Kendra. On the other hand, Punjab Chief Minister S. Bhagwant Mann had issued instructions to the Revenue Department, in which the problems of the people were assured to be resolved.</p>
<p>Along with this, after the property deal is finalized, one has to stand in queues at the Fard Kendra to get the land related documents, which wastes time and people have filed their complaint with the Punjab government. After this, the Punjab government made the land records online within the state. Now any person can easily get the documents from the department&#8217;s website while sitting at home.</p>

										<content:encoded><![CDATA[<h3><strong>Bank Locker Rules- Keeping cash in a bank locker is prohibited. Jewelleries, documents etc. can be kept in the locker. Compensation will be given in case of loss due to negligence of the bank, but not in case of natural disaster.</strong></h3>
<p>Many people rent bank lockers to keep their precious jewellery, important documents and personal belongings safe. Customers can also take a joint locker if they wish. For this, both the customers have to come to the bank and sign a joint memorandum. A nominee can also be made for the locker.</p>
<p>If the locker holder dies and he has made someone a nominee, then after complete verification, the bank allows that person to open the locker and take out the items. You cannot keep whatever you want in the locker. RBI has also made a list of what can be kept in the locker and what cannot. As far as cash is concerned, banks do not allow keeping cash in the locker.</p>
<p>You can keep jewellery, property documents, loan documents, birth or marriage certificate, documents like insurance policy and other legally valid items in the locker. According to RBI guidelines, keeping cash and currency in the locker is prohibited. Apart from this, you cannot keep weapons, ammunition, drugs, explosives, contraband material, perishable or radioactive items and any such thing in the locker which may cause trouble for the bank or customers.</p>
<h3><strong>Agreement is done on stamp paper</strong></h3>
<p>RBI had issued revised rules for Safe Deposit Locker in August 2022, which have been implemented on old locker holders from January 2023 and on new customers from January 2022. Under these rules, it is now mandatory for banks to enter into a locker agreement with customers on a new stamp paper. Banks can charge rent for a maximum of three years at a time. The bank has to make public the information about vacant lockers and waiting list.</p>
<h3><strong>Will the bank compensate for the loss?</strong></h3>
<p>According to the rules of the Reserve Bank of India, if the items kept in the locker are damaged due to the negligence or security lapse of the bank, then the bank will have to compensate for the loss. Banks are responsible for incidents like fire, theft, robbery or building collapse.</p>
<p>Yes, if the items kept in the locker are destroyed due to natural disasters like flood or earthquake, then the bank will not be responsible. It is also important to know here that if the item kept in the locker is lost or destroyed, the bank does not pay the full value of that item to the customer. Compensation is given only up to 100 times the annual rent. For example, if the annual rent of the locker is ₹ 1000, then the maximum compensation can be up to ₹ 1 lakh only.</p>

<h3><strong>What are the rules of NPS Vatsalya?</strong></h3>
<p>On maturity, at least 80% of the total amount will have to be reinvested in an annuity plan and you can withdraw only 20% of the money. The benefit of NPS Vatsalya scheme will also be available for higher education of the child, starting a business or any other major need. Please note that you will have to invest at least Rs 1000 annually for this.</p>
<h3><strong>Who can open this account?</strong></h3>
<p>NPS Vatsalya Account can be opened in the name of any citizen up to the age of 18 years. The beneficiary of this account will be only this person. However, this account will be looked after by the child&#8217;s parents or any other guardian.</p>
<h3><strong>Where to open NPS Vatsalya?</strong></h3>
<p>NPS Vatsalya account can be opened with big banks, Indian Post and pension funds. However, this account will be directly regulated by the Pension Fund Regulatory and Development Authority. Those who want to open this account online can go to the eNPS platform of NPS Trust and open the account.</p>
<h3><strong>Which documents will be required?</strong></h3>
<p>The most important document is proof of the child&#8217;s date of birth. For this you can use birth certificate, school leaving certificate, matriculation certificate, PAN card or passport. Apart from this, the guardian will also need documents like Aadhaar, driving license, passport, voter ID and PAN card for his KYC.</p>
<h3><strong>Can you open NPS Vatsalya in these 7 banks?</strong></h3>
<p>If you want to open an NPS Vatsalya account, you can go to some selected banks. You can open an NPS Vatsalya account by going to ICICI Bank, State Bank of India, Axis Bank, Canara Bank, Central Bank of India, Indian Overseas Bank and Bank of Maharashtra.</p>
<h3><strong>Understand the calculation of NPS Vatsalya</strong></h3>
<p>If you keep investing even a small amount for your child in NPS Vatsalya, you can create a large corpus by the time he/she turns 18. Let us assume that you invest Rs 1000 every month in NPS Vatsalya scheme for your child under this scheme. Let us also assume that the investment will be made for 18 years and an average return of 10 percent will be received every year. In this way, you will invest a total of Rs 2.16 lakh in 18 years, on which you will get an interest of about Rs 3,89,568. In this way, your total corpus will become Rs 6,05,568.</p>
<h3><strong>Children should invest after 18 years!</strong></h3>
<p>Let us assume that the child invests Rs 1000 monthly from the age of 19 to 60 years. In this way, Rs 7.20 lakh will be invested in NPS Vatsalya in a total period of 60 years. At the same time, you will get an interest of about Rs 3.76 crore on this. In this way, your total corpus will be Rs 3.83 crore.</p>
<h3><strong>How much pension will you get?</strong></h3>
<p>Let&#8217;s assume that after the age of 60, your child invests all the money in the NPS Vatsalya account in an annuity plan and takes pension. Even if the interest rate in that plan is only 5-6 percent, your child will still get around Rs 19.15-22.98 lakh annually just as interest. That means he will start getting Rs 1.59-1.91 lakh every month as pension.</p>

										<content:encoded><![CDATA[<h4><strong>Insurance Policy The Insurance Regulatory and Development Authority of India (IRDAI) has issued a circular for General Insurance. According to this circular, if there is a flaw in the document at the time of claim, then the insurance company cannot reject the claim.</strong></h4>
<p>Let us know in this article what changes IRDAI has made in the rules of insurance in its master circular.</p>
<p>The Insurance Regulatory and Development Authority of India ( IRDAI ) has made changes in the insurance rules. IRDAI has made changes in the rules of general insurance. For this, IRDAI has issued a master circular.</p>
<p>According to the master circular of IRDAI, now insurance companies cannot reject claims due to lack of documents. This rule is only for general insurance. This circular is part of the reforms in general insurance. It marks the beginning of a new era of measures for simplified and customer-centric insurance solutions.</p>
<p>The comprehensive Master Circular on General Insurance Business also repeals 13 circulars. IRDA said that the provision of easy-to-understand insurance products designed to meet the individual needs of customers, provide them with adequate choice and enhance their insurance experience has now been enabled.</p>
<h4><strong>As per IRDA circular</strong></h4>
<p>No claim will be rejected for want of documents. The required documents will have to be called for while underwriting the proposal. The customer may be asked to submit only those documents which are necessary and related to the claim settlement.</p>

<p>Apart from this, retail customers can cancel the policy at any time by informing the insurer. On the other hand, the insurer can cancel the policy only on the basis of established fraud. The circular states that the insurer will have to refund the proportionate premium for the unexpired policy period on cancellation.</p>
<h4><strong>IRDA became strict</strong></h4>
<p>IRDA has also provided strict timelines for settlement of claims, including appointment of surveyors and submission of their reports. It shall be the duty of the insurer to obtain the survey report in time, IRDA said.</p>
<p>In Motor Insurance, the customer will be given additional options of &#8216;pay as you drive&#8217;/&#8217;pay as you go&#8217; as the first choice. At the same time, there should be no burden on the customer for settling the claim.</p>
<p>In addition, the “fire” policy must have the option to choose add-on covers such as flood, cyclone, earthquake, landslide, rock slide, terrorism or opt out of a comprehensive fire and allied risks policy. Insurers must also provide a customer information sheet (CIS) to provide clear and concise policy details, including scope of coverage, exclusions, warranties and claim settlement process.</p>

<h4><strong>Interest Certificate</strong></h4>
<p>We get interest on the amount deposited in the bank. If we have invested in FD or any other scheme, then we have to give information about the returns received on that to the Income Tax Department.</p>
<p>The best way to get all the details like interest and returns is through Interest Certificate. The Interest Certificate contains the details of the bank&#8217;s interest along with other interest rates.</p>
<p>If interest of up to Rs 10,000 is received annually on the saving account, then there is no tax on it.</p>
<h4><strong>Income Source</strong></h4>
<p>Many taxpayers earn income from many other sources along with their jobs. For income, they invest in many places like Mutual Funds or share market etc. Information about these investments also has to be given to the Income Tax Department.</p>
<p>While filing ITR, the taxpayer has to tell where he has invested and how much profit he has earned from there. If the taxpayer has received capital gain through investment, then its details also have to be given in ITR.</p>

<p>While filing Income Tax Return ( ITR ), taxpayers want to avail maximum exemptions. Although, the Income Tax Department gives tax exemption to the taxpayer on many schemes and allowances. Even a salaried person who pays rent for his residence can also avail the benefit of HRA deduction.</p>
<p>Let us tell you that salaried persons get house rent allowance (HRA) along with their salary. In such a situation, taxpayers claim HRA exemption, but many times the Income Tax Department rejects their claim.</p>
<p>In such a situation, the question arises as to how to claim HRA so that the claim is not rejected and which documents are mandatory while making the claim.</p>

<p>Before knowing how to claim HRA, let us tell you that the information about how much HRA an employee gets is given in the salary slip. Apart from this, the company also gives this information in the tax projection statement of its financial year.</p>
<p>HRA is a part of salary, so its information is in Part B of Form 16. Form 16 is issued by the company. It contains all the information of the employee like basic salary, TDS, HRA etc.</p>
<p><strong>Is rent agreement and receipt necessary?</strong></p>
<p>Rent Agreement is necessary for HRA claim. Apart from this, Rent Receipt is also important. Actually, the Rent Receipt shows that the employee has paid the rent as per the rent agreement.</p>
<p>For this reason, the taxpayer should keep both these documents safely. Sometimes the Income Tax Department orders to submit these documents due to some discrepancy.</p>
<p>In the absence of rent receipts, the claim can also be rejected by the department. In fact, many times taxpayers make rent agreements with their family members. In such cases, the department rejects the claim due to lack of rent receipts or proof of actual payment.</p>
<p><strong>You can file a claim without a PAN card</strong></p>
<p>PAN Card is issued by the Income Tax Department. As per the rules, if a person pays less than Rs 1 lakh as annual rent, then the landlord does not need a PAN Card.</p>
<p>At the same time, it is mandatory to provide the PAN details of the landlord for rent of more than Rs 1 lakh. If the tenant pays rent of more than Rs 6,00,000 annually, then TDS of 10 per cent is deducted from the monthly rent.</p>
<p>If the landlord does not have a PAN, then in such a situation the landlord has to give a written declaration. In this, the landlord has to give the name, address and other information. This information helps in verifying the rent receipt.</p>

<p><strong>Form 16</strong></p>
<p>If you are a salaried taxpayer, Form 16 is the most important document for filing your ITR. This is a TDS deduction certificate issued by your company or employer, which contains the details of salary and tax deducted and deposited on it. If your employer has deducted TDS from your salary during any financial year, it is mandatory for him to issue Form-16.</p>
<p><strong>Form 16A and other TDS certificates</strong></p>
<p>Apart from Form 16, the taxpayer will also have to collect other applicable TDS certificates. One such certificate is Form 16A. If the interest earned on FD in FY2022-23 exceeds Rs 40,000, the bank will deduct tax on it. You need to issue Form 16A for tax deducted on dividends paid during the financial year to mutual fund companies, provided it exceeds Rs.5,000.</p>

<p>There is a provision to get special exemption on the rent given to the people living on rent, but to get this exemption, you must have some important documents. Without this you will not be able to claim HRA. If you are also a taxpayer and want to claim tax exemption while filing ITR, then know what things should be kept in mind to avail this benefit.</p>
<p><strong>You can claim HRA even while staying at your parents&#8217; house.</strong></p>
<p>Even if you live in your parent&#8217;s house, you can claim exemption under HRA to get income tax exemption. Let us tell you that almost every private employee gets HRA, which is a part of his CTC. Exemption for HRA can be claimed under section 10(13A) of Income Tax.</p>
<p>In such a situation, if a person lives in his parents&#8217; house, he can claim HRA exemption for the rent of that house as well, if there is a solid document. According to the Income Tax rules, you can claim this exemption only through the rent receipt on annual rent up to Rs 1 lakh.</p>
<p>At the same time, you will have to give the PAN card number of the landlord for the rent higher than this. After this, the landlord will also have to pay tax on income above Rs 1 lakh and you will be able to claim HRA for the amount above that.</p>
<p>These documents are necessary for claiming HRA</p>
<p>According to income tax rules, if you want to get exemption under house rent allowance, then for this you must have the receipt of the rent paid. Without this you cannot claim the rent. For this, get a rent agreement done with your landlord. This is considered a strong proof of rent paid. This rent agreement should contain your name, landlord&#8217;s name, address, PAN number, Aadhaar number and stop duty paper as per the rules of that state. If you are paying any TDS on this, then mention the same in this agreement.</p>
<p>ITR file will have to be done by 31st July-</p>
<p>The season for filing income tax returns for the financial year 2022-23 or assessment year 2023-24 has come. The Income Tax Department has fixed its deadline till July 31, 2023. 										<content:encoded><![CDATA[<p><strong>NSC Documents: For National Savings Certificate (NSC) investors, the central government has made it mandatory to submit two documents or link the account to get the amount deposited in the account.</strong></p>
<p>On March 31, the central government has made it mandatory to link Aadhaar card with the account along with giving the gift of increased interest rates to NSC investors for the April-June 2023 quarter. Whereas, investors have been asked to link PAN as well. The investment tenure in NSC is five years.</p>
<p>The Central Government has announced to increase the interest rate on National Savings Certificate (NSC) by 70 basis points on March 31, 2023, which has benefited investors a lot. After this, now the interest rate on NSC has increased from 7 percent to 7.7 percent, which is much higher than other schemes like PPF etc. The new interest rate on NSC will be applicable on the amount invested anytime between April 1 and June 30, 2023.</p>
<p><strong>Deadline for submission of documents</strong></p>
<p>The Finance Ministry has made it mandatory for investors of small savings schemes to submit Aadhaar. Investors can submit their Aadhaar and PAN card to the accounts office. Apart from this, the investor can also submit both the documents at the post office having the respective account. A six-month deadline has been given for submission of both the documents from April 1, 2023, which will end on September 30, 2023.</p>
<p><strong>What will happen if Aadhaar is not submitted for NSC account</strong></p>
<p>According to the instructions of the Ministry, if Aadhaar is not submitted by 30 September 2023, then the amount deposited in NSC account will be frozen. In this case, the amount of interest payable to the investor will not be deposited in the bank account. Whereas, the investor will not be able to deposit the amount in his NSC account. Apart from this, the maturity amount will not be credited to the bank account of the investor.</p>
<p><strong>Benefits of Investing in NSC Scheme<br />
</strong></p>
<ol>
<li>National Savings Certificate is operated under NSC Post Office Savings Scheme. To invest in NSC, the customer can open an account in the post office.</li>
<li>Deduction is allowed on the amount deposited in NSC under section 80C of the Income Tax Act.</li>
<li>Investors can invest a minimum of Rs 1000 in NAC while there is no limit for the maximum deposit amount.</li>
<li>The investment tenure in NSC is for 5 years. You can close it prematurely or withdraw the deposit amount prematurely.</li>

<p>Recently, the Department of Food and Public Distribution gave information in this regard through notification. Earlier, the last date for linking ration card with Aadhaar was 31 March 2023. The government has decided to change it to 30 June. Subsidized food grains and fuel are distributed at cheap rates to crores of eligible ration card holders in the country.</p>
<p>Like documents like passport, pan card, ration card is also used as proof of identity and address. In the past, many such cases have come to the fore that many needy people are not getting subsidized food grains and some such cases have come to the fore that ration card holders are taking food grains at a cheaper rate than their share.</p>
<p>Those who are not eligible are also taking subsidized grains from ration shops and those who are eligible are not getting subsidized grains. To curb this, the central government has decided to link the ration card with Aadhaar. Here are the steps to link ration card with Aadhaar.</p>
<p><strong>Ration card to Aadhaar online like this</strong></p>
<ul>
<li>First of all, go to the official website of the state&#8217;s Public Distribution System ie PDS.</li>
<li>Now fill the asked details like Aadhaar card number, ration card number and registered mobile number.</li>
<li>Proceed by clicking on the &#8216;Continue&#8217; button.</li>
<li>Now a One Time Password (OTP) will come on your registered mobile number.</li>
<li>Fill this OTP in the requested place and click to link ration card with Aadhaar.</li>
</ul>
<p><strong>Link ration card to Aadhaar offline like this</strong></p>
<ul>
<li>Eligible ration card holders should get photocopies of Aadhar card and ration card of all the members of their family.</li>
<li>If the Aadhaar of the ration card holder is not linked to his bank account, then also get a photocopy of the bank passbook.</li>
<li>Submit the photocopies of the rest of the documents along with a passport size photograph of the head of the family to the ration office or PDS or ration shop.</li>
<li>Keep in mind that you may be asked to provide a fingerprint ID on their sensor to make the given details valid from the Aadhaar database.</li>
<li>You will be notified by SMS or email once the documents have been delivered to the appropriate department.</li>

This scheme is Pradhan Mantri Mudra Loan, under which loans up to Rs 10 lakh are given without guarantee to business people.</strong></p>
<p>The loan amount can be taken under three categories. Under Pradhan Mantri Mudra Loan Yojana, loans can be taken under Shishu, Kishore and Tarun categories. To take a loan, you have to apply to the bank and there should be proper documents for the application. In such a situation, let us know with the help of which documents you can take a loan and how much loan amount will be received under the scheme.</p>
<p><strong>How much amount will be given in Shishu category</strong></p>
<p>If you are starting a business, then you can take a loan under the Shishu category. In this, you will be given a loan amount of up to 50 thousand rupees. You are given 5 years to repay the loan amount. During this, interest ranging from 10 percent to 12 percent can be charged.</p>
<p><strong>kishor loan amount</strong></p>
<p>If you have already started a business, then you can take a loan of Rs 50,000 to Rs 5 lakh under this scheme. The lending institution fixes different interest on this amount. Along with this, the application and credit records are scrutinized while giving the loan amount. If the records are found correct then the loan is approved.</p>
<p><strong>Amount in tarun loan</strong></p>
<p>This scheme is given to those people who have established their business and want to expand their business further, for which there is a need to buy property etc. In this case, the loan amount is given, which can be from Rs 5 lakh to Rs 10 lakh. The interest rate is decided by the lending institution.</p>
<p><strong>What documents will be required</strong></p>
<p>Application form, passport size photo, KYC document, identity card, address proof, income proof, complete business related details, office proof, license and registration proof etc. will be required to be given.</p>
